If you want a bungalow with the amenities of a resort, you have probably come across Garth Trails. It is one of the best-known adult-lifestyle communities in southern Ontario, and it comes up often when homeowners in Mississauga, Oakville and Burlington start asking where they could go once the kids have moved out.

I'm Dave Holt, a Realtor serving Mississauga, Oakville and Burlington. This guide explains what Garth Trails is, what the homes and fees look like, what the clubhouse offers and what to think about before you commit. One note up front: Garth Trails is in Hamilton, not in Peel or Halton, so a move here is a bigger change than choosing a bungalow down the road.

The community

What is Garth Trails?

Garth Trails, often called The Village, is an adult-living community in the Glanbrook area of Hamilton, at Garth Street and Twenty Road, south of Rymal Road. It has 444 homes, a mix of single-storey bungalows and bungalofts, which add a loft with an extra bedroom above the main floor. The homes belong to three condominium corporations and sit around a private clubhouse that is the focal point of the community (Canadian Condominium Institute, Golden Horseshoe Chapter).

Residents describe a small-town feel. The same feature reports that residents raise money for clubhouse projects and help one another with rides to medical appointments. It also mentioned waiting lists of buyers, but that was written in 2020, so ask me what the market looks like today.

Garth Trails tends to suit people who want one-floor living, low outdoor maintenance and a built-in social circle. It may suit you less if you want shops and restaurants at your front door, or a home with no shared facilities and no rules to follow. Knowing which camp you are in saves time and money.

The community is only a good fit if it matches how you want to spend your days.

Active Condos for Sale in Garth Trails

Garth Trails does not have many homes for sale at one time, and the good ones can go quickly. One data site that tracks the community shows homes spending roughly 45 days on the market on average and selling slightly under asking (Strata). Treat that as a rough guide, not a promise.

In late 2026, expect to pay between $650,000 and $800,000 for a 2+ bedroom Condo Bungaloft with a finished basement, depending on the condition. This unit will offer approx 1,400 sq ft of living space on the main floor and an additional 300 sq ft of space in the Loft/upper level. The largest units in Garth Trails offer almost 2,000 sq ft of living space on the main and upper level with a double car garage.

For comparison, the average Mississauga home sold for about $929,600 in September 2026, and detached homes averaged roughly $1.29 million (INsauga, using TRREB data). Some Mississauga, Oakville and Burlington sellers find a move to Garth Trails frees up equity, but it depends on your home, your street and the home you choose.

Price alone does not tell the whole story. Two homes at similar prices can differ in size, finishes, garage and basement, and one may be steps from the clubhouse while another is across the community. When a home comes up, I compare it with recent sales in the same corporation and look at what has been updated, so you can judge whether the asking price is fair. I also look at how long it has been listed and whether the price has changed.

When you browse active listings, look for:

  • ■The condominium corporation. Listings name it by number: 375, 408 or 439. Fees and reserve funds can differ.
  • ■Bungalow or bungaloft. A bungaloft has stairs to the loft and guest space.
  • ■Garage and basement. Some homes have a double garage, and basements range from unfinished to finished.
  • ■What the fee covers. Compare the monthly fee and what it includes.
  • ■Rental equipment. Some listings mention a rented water heater.

I can set up an alert for new Garth Trails listings and arrange tours as soon as something fits.

The lifestyle

Garth Trails Clubhouse and Amenities

The clubhouse is the reason many people choose Garth Trails. Based on the community feature and recent listings, it offers:

  • ■An indoor pool, whirlpool and sauna
  • ■An exercise room or gym
  • ■A grand ballroom for dances and events, and a multi-purpose room
  • ■A library, billiards room, and games and crafts rooms

Outside, residents have tennis and pickleball courts, bocce courts, shuffleboard, a horseshoe pitch, a putting green, and a pond with a walking trail.

The social side is just as important. The community feature describes monthly dances, potluck dinners with bingo, pancake breakfasts, a book club, line dancing, card games, darts and exercise classes, plus a resident choir and band. Activities change over time, so ask for the current calendar before you decide.

The clubhouse is run by a Shared Facility Committee with two members from each corporation, and every home helps pay for it through its maintenance fee. That is why the amenities feel included, but it also means pool and clubhouse upkeep are real costs in the budget.

The numbers

Understanding Garth Trails Fees and Home Types

Home type What it is Worth checking
Bungalow Single-storey living with the main rooms on one floor Room sizes, step-free entry, basement
Bungaloft Main-floor living plus a loft with a guest bedroom and bathroom Stairs to the loft, double garage, finished or unfinished basement
Any home Owned as a condominium within one of three corporations The condo corporation number, fee, and status certificate

Condo fees on the listings I reviewed ran from about $439 to $519 a month. Depending on the home, the fee covered building insurance, common elements and cable TV, and in some cases landscaping, parking and property management. At least one listing noted that the corporation handles lawn mowing and snow removal. The fee does not cover your property tax, utilities or contents insurance.

Add it up before you decide. A monthly fee of $475, for example, comes to $5,700 a year, and that is before property tax and utilities. Property tax is separate: one larger bungaloft listing I reviewed showed about $5,886 a year, so ask for the tax figure on any home you consider.

Before you make an offer, I ask for the status certificate for that specific corporation. It shows the current fee, the health of the reserve fund, any special assessments and legal matters. Because the community has a pool and a large clubhouse, ask how insurance and reserve funding are handled. Also check the rules on pets (some listings say pets are allowed with restrictions), rentals and exterior changes.

If a home has rented equipment, such as a water heater, find out the terms before you buy. I wrote about this in Furnace, A/C and Hot Water Tank: Should You Rent, Lease or Buy?

Before you move

Downsizing to Garth Trails: What Buyers Should Know

  1. It is a move to Hamilton. Think about the drive to family, doctors and friends in Mississauga, Oakville or Burlington. Listing data describe the area as car-dependent, so plan for driving.
  2. Confirm the rules. Garth Trails is marketed as an adult-lifestyle community. Ask your lawyer to review the declaration and bylaws for any age or occupancy rules.
  3. Decide how much house you want. A bungaloft gives you space for guests, but it has stairs. If you are still comparing options, read my guide to downsizing to a bungalow or condo bungalow.
  4. Start decluttering early. Garth Trails homes have less storage than a large family home. My room-by-room decluttering plan can help.
  5. Plan the order of the move. You may want to buy first, sell first or line up closing dates. My guide to downsizing in Mississauga explains the options and the costs.

Moving to a new city can be harder than moving across your own. You may leave behind a doctor, a church, a hair stylist and neighbours you have known for 20 years. Think about what you would miss and how you would replace it. It helps to visit on a weekday and again on a weekend, and to ask residents what they wish they had known before moving in. If the answers fit you, Garth Trails can be a very good move.

Visit more than once, at different times of day, and walk through the clubhouse. Talk to residents if you can.
